In connection with the government’s aim of improving electrical standards in rented properties, Wirral Homes is offering a Visual Electrical Inspection Report Service (VIR).
What is a visual electrical inspection?
A visual electrical inspection is a sight only survey for electrical wiring systems in your rental properties. These surveys assess whether there are any areas of damage or deterioration with the property’s electrics. The inspection is used to determine whether the property complies with current BS7671 electrical safety standards.
Are visual electrical inspections necessary?
This service is supplementary to the Electrical Installation Condition Report, which is required for pre-existing tenancies before 1st April 2021, and for any new tenancies.
What do visual electrical inspections include?
A visual inspection from Wirral Homes will always be conducted by a qualified engineer who will assess the condition of all fixed electrics within your property. This includes (but is not limited to):
- Checks to all wiring, light fittings, socket-outlets, and the consumer unit.
- An assessment of any visual signs of burning, overheating or damage.
- Identify and eliminate any potential safety hazards.
- Checks to the electrical installation, that there are no signs of modification or alterations from the tenant.
An investigation can also be scheduled to ensure tenants are taking the necessary care of the property’s electrics and are responsibly using appliances both safely and for their intended purpose.
How often do I need a visual electrical inspection?
While EICRs need to be renewed every 5 years, Visual Inspections should be done every year to guarantee, your legal duty of care to your tenants is fulfilled. A copy of the report must be provided to the tenants and may be requested by your insurer or mortgage provider.
Wirral Homes insists a new ECIR or Visual Inspection is to be obtained before a new tenancy commences – for the safety and security of landlord and tenants alike.
