Set Up Tenancy Agreements

Our AST sets out the legal terms and conditions of the tenancy, and clearly states the rights and responsibilities of both parties. What is an assured shorthold tenancy agreement (AST)?
Introduced by the Housing Act 1988, an AST is the default type of tenancy in England and is a contract between the landlord and tenant, either on a fixed or periodic term. Tenancy Agreements will include information such as:
- The address of the property
- The contact information for both parties- landlord/agent and the tenant(s)
- The responsibilities of each party
- Financial details, such as rent amounts and due dates, deposit amount and details of the associated deposit scheme
Do I need an AST?
It is extremely important for landlords to fully understand the importance of an AST, they are designed to protect both parties in a rental agreement. If a tenant was, for example, in breach of the terms of the agreement, then the contract will be used to establish the tenant’s liability for losses which may have been incurred.
