What is an assured shorthold tenancy agreement (AST)?
Introduced by the Housing Act 1988, an AST is the default type of tenancy in England and is a contract between the landlord and tenant, either on a fixed or periodic term. Tenancy Agreements will include information such as:
- The address of the property
- The contact information for both parties- landlord/agent and the tenant(s)
- The responsibilities of each party
- Financial details, such as rent amounts and due dates, deposit amount and details of the associated deposit scheme
Do I need an AST?
It is extremely important for landlords to fully understand the importance of an AST, they are designed to protect both parties in a rental agreement. If a tenant was, for example, in breach of the terms of the agreement, then the contract will be used to establish the tenant’s liability for losses which may have been incurred.
